Windows & Doors in Stockport

Stockport has 37 conservation areas and 24 of them carry Article 4 Directions. It is the most tightly controlled town we work in, so we check first.

Stockport

Windows and doors for Stockport homes

Stockport is the most tightly controlled place we work. The borough has 37 conservation areas, 24 of which carry an Article 4(2) Direction and five an Article 4(1). That changes the order of operations: here we establish what applies to your address before talking about products.

Much of the housing came out of the hat trade. Cale Green, a mile south of the centre, is late 19th century terraces and semi-detached villas built fast off the back of hatting and the railway, with workers’ housing around Carrington’s works on Adswood Lane West. It is an Article 4 area.

Lower, Middle and Higher Hillgate form a linear run of Georgian, Victorian and Edwardian buildings, also inside an Article 4 area. Davenport Park, two miles south, is a private gated suburb that Stockport describes as a catalogue of fashionable domestic styles, late Victorian through early inter-war — and it carries both an Article 4(1) and an Article 4(2).

St George’s at Heaviley grew along a turnpike rather than around a station, so it mixes ages street by street, with fabric from the 16th to 18th centuries alongside late Victorian and Edwardian work. Beyond the conservation areas, Stockport has a great deal of ordinary housing where a standard uPVC replacement needs no permission at all.

What we typically fit in Stockport

Hat-trade terraces

Cale Green and Adswood Lane West — late 19th century terraces and villas built off the back of hatting and the railway. An Article 4 area.

The Hillgates

A linear run of Georgian, Victorian and Edwardian buildings through Lower, Middle and Higher Hillgate, inside an Article 4 area.

Davenport Park

A private gated suburb the council calls a catalogue of fashionable domestic styles, late Victorian to early inter-war. Both Article 4(1) and 4(2).

Planning & conservation

An Article 4 borough

This is the single most important thing to know about replacing windows in Stockport. Of the borough’s 37 conservation areas, 24 carry an Article 4(2) Direction and five carry an Article 4(1). Hillgate, St George’s Heaviley, Davenport Park, Cale Green, Alexandra Park Edgeley, Green Lane Heaton Norris, Egerton Road Davenport, Heaton Moor and Heaton Mersey are all covered.

An Article 4 withdraws permitted development rights, so inside any of those a window replacement needs planning permission — work that would need none in most of Trafford or Cheshire East. A handful of areas are not covered, including Market and Underbanks, Town Hall, St Peter’s and Dodge Hill.

The practical advice for Stockport is the reverse of the advice we would give elsewhere: assume permission is needed and confirm with the council before you order anything. One caveat worth knowing — Stockport’s published Article 4 table is stamped as last updated in 2016, so confirm rather than relying on it.

The local planning authority for Stockport is Stockport Council. If you are not sure whether your property is affected, check with them before ordering — we are happy to help you work out what to ask.

  • 24 of 37 conservation areas carry an Article 4(2); five carry an Article 4(1)
  • Market and Underbanks, Town Hall, St Peter’s and Dodge Hill are not covered
  • The published table dates from 2016 — confirm with the council

Stockport — common questions

Why does Stockport need planning permission when other areas do not?

Because of how many Article 4 Directions it has. An Article 4 withdraws permitted development rights in a defined area, and 24 of Stockport’s 37 conservation areas carry an Article 4(2) with five carrying an Article 4(1). That is far more than neighbouring Trafford, where coverage is limited to one conservation area, parts of another and eight individual buildings. If you are in a Stockport conservation area, assume permission is needed and check.

Which Stockport conservation areas are not covered?

Market and Underbanks, Town Hall, St Peter’s and Dodge Hill are among those without an Article 4 Direction, so permitted development rights are intact there. But the council’s published table is stamped as last updated in 2016, so we would not rely on it for a decision — confirm your specific address with Stockport Council before ordering.
