Windows & Doors in Cheadle
Three of Cheadle’s conservation areas carry Article 4 Directions, and Stockport’s own appraisal names replacement windows as a pressure on the village. Check before you order.
Windows and doors for Cheadle homes
Cheadle needs more care than most places, and it is better to know that at the quote stage than after. Cheadle Village, Brooklyn Crescent and the Swann Lane area all carry Article 4 Directions, and Stockport’s own appraisal names replacement windows on houses under that direction as a recognised pressure on the area.
The north side of Cheadle High Street holds 19th and early 20th century terrace rows in red brick and Welsh blue slate, many with small walled front gardens, and the appraisal records their original windows as timber sliding sashes. The Victorian workers’ terraces at Lime Grove are the same — original timber sliding sash, inside the Article 4 area.
Brooklyn Crescent, south of the High Street, is mid to late Victorian: large detached and semi-detached villas in spacious plots with terraces of smaller houses alongside. The Swann Lane, Hulme Hall Road and Hill Top Avenue area is the most varied of the lot — timber-framed houses, cottages, farmsteads, Victorian villas and later semis all in one conservation area, so there is no single window pattern to match.
Outside those areas, Cheadle has plenty of ordinary stock where a straightforward casement replacement is exactly right and no permission is needed.

Article 4 Directions in Cheadle
Stockport is an Article 4-heavy borough: 24 of its 37 conservation areas carry an Article 4(2) Direction and five carry an Article 4(1). In Cheadle, Cheadle Village, Brooklyn Crescent and the Hulme Hall Road / Swann Lane / Hill Top Avenue area all carry both.
An Article 4 withdraws permitted development rights, so inside those areas a window replacement that would need no permission elsewhere does need planning permission. Stockport’s appraisal for Cheadle Village explicitly lists replacement windows as a pressure on the area, so this is actively monitored rather than theoretical.
Cheadle Royal carries no Article 4. Gatley Village, a mile west, we have not been able to confirm either way — treat it as unknown and ask. Given how much of Cheadle is covered, the sensible default here is to assume permission is needed and check, which is the opposite of the advice we would give in Trafford.
The local planning authority for Cheadle is Stockport Council. If you are not sure whether your property is affected, check with them before ordering — we are happy to help you work out what to ask.

Cheadle — common questions
Do I need planning permission for windows in Cheadle?
Quite possibly. Cheadle Village, Brooklyn Crescent and the Hulme Hall Road / Swann Lane / Hill Top Avenue conservation areas all carry Article 4 Directions, which withdraw permitted development rights — so window replacement inside them needs planning permission. Stockport’s own Cheadle Village appraisal names replacement windows as a recognised pressure on the area. Cheadle Royal is not covered. Check your address with Stockport Council before ordering.
Can I keep my original frames and just replace the glass?
Often yes, and in Cheadle that is frequently the best route. If your frames are sound and only the sealed units have failed or misted, replacing the units alone is quicker and cheaper — and because you are not altering the external appearance, it usually avoids the Article 4 planning question altogether. We will tell you on survey whether the frames are worth keeping.
